What exactly is considered an open porch? Specifically, is a roofed over porch considered an open porch? See VRC R302.1, exception #6.
YES, A closed in porch requires walls, adding a roof to a porch does not created a closed in porch IMO.
Agreed it would be covered but open without walls.
Should the porch roof attic be interconnected to the attic of the main roof then I would consider that a projection in accordance with R302.1.
However if the roof of porch that is attached or constructed similar to that of a deck or balcony then it would meet the exception IMO.
I have a situation where there is a gable end of a roof over a porch that at one end is 1 – inch off the property line and the other end is less 5 feet from the property line (an angled property line). The columns and elevated floor assembly that supports the roof are equally as close to the property line. The roof eave at one end will actually extend over the property line. Since “open porches” are exempt, what code section if any addresses the protection of eave projections and the gable end wall?
