2012 Va. Construction Code now requires sprinklers for a mini storage building over 2,500 sq ft. that stores mattresses or upholstered furniture.This is a very significant change from the 2009 code.Seems unreasonable to tell the owners they can’t store these items in these buildings.What are most people seeing done to meet the code?
I am currently reviewing a conditional use permit application for this type of facility and the only option I see is to sprinkler the entire complex. It doesn’t say S-1 fire areas like in the other thresholds so I don’t know if separating the buildings into fire areas less than 2500 sq.ft. would really meet the requirement. This particular facility would have sufficient water, but the biggest problem is it is a combination of conditioned and non-conditioned spaces. Therefore part of the building could be a wet system and the rest would have to be dry. I’m just glad I get to address it at this stage and not hitting them with it when they submit construction documents.
The worst thing about these facilities is there is really no way to know or restrict what is being stored. I bet most of them would fall into a high hazard use if we really knew what was being stored.
