ParticipantThough not published yet, it seems Chapter 7 of the Virginia Maintenance Code may have a lot more regulations when the 2018 Virginia Maintenance Code goes into effect on July 1, 2021. The ICC, or whichever entity creates the IPMC, added a ton to Chapter 7 of the 2018 IPMC. Virginia appears to have deleted or amended some of what was added when it went through the process of creating Chapter 7 of the Virginia Maintenance Code. However, it appears a lot of Chapter 7 of the 2018 IPMC will still become part of Ch. 7 of the Virginia Maintenance Code without changes.
Is this correct that Chapter 7 of the 2018 Va. Maint. Code will contain a lot more regulations?

ParticipantThank you. In the PFD, I can’t find where Sections 703 and 705 are mentioned, so I am guessing all of Sections 703 and 705 in the 2018 IPMC will transfer to the 2018 Va. Maintenance Code without revision. I think that will result in about 13 new code provisions in Sections 703 and 705 of the 2018 Va. Maintenance Code, since Ch. 7 of the 2018 IPMC has a lot more code provisions compared to the 2015 IPMC.

ModeratorMy understanding of code updates, is the currently adopted code is the base document. From there, any proposed code changes or updates to the model I-codes are looked at, debated, etc. Finally the code would be adopted with any changes or modifications that are specific to Virginia. I would recommend speaking with DHCD as they are preparing the new code for use throughout the State.

KeymasterThe base document is the VA administrative chapter 1, plus the proposed version of the ICC model code combined with all previously approved state amendments. The 2018 ICC IPMC changes will carry into the 2018 VA Maintenance Code unless specifically modified/deleted. However, I would not characterize them as new in the sense of being applicable. All building and structures must be maintained in accordance with the code under which they were erected…that means every relevant code section in place within the edition under which approved is applicable, not just those that are specifically called out in the VMC. For example, there is no mention of any fuel gas maintenance in the VMC, does that imply these methods and materials are not meant to be maintained? Of course not, there does not need to be a call out for every relevant section. The ICC body simply thought it was important enough to add emphasis to these specific items. Hope this helps…
