I have a 440,000 sq. ft. hydroponic facility proposed to be constructed in the county. The facility will grow, process and package baby leaf greens for salads. When in full operation, they will employ 40-50 employees and staff. There is no sprinkler protection nor fire area compartmentation proposed at this point.
Given this information I would value any legitimate feedback on the following questions:
1. What should this facility be classified as regarding occupancy use group ?
2. Should this facility be classified as farm-use and be exempt from the application of the USBC? Please explain.
3. If not exempt as farm-use, could such a facility be constructed as an unlimited area building in accordance with the 2015 VCC section 507.3?

It sounds like a farm use exempt to me, USBCÂ 102.3 exemption #9. as you stated they will be growing the baby leaf greens.
This would be just like a packing house for peaches and apples.
I think that I would have to agree with Mark. You know Virginia and the whole farm friendly thing and I have no problem with this in most instances. I just think that it’s a shame that it’s going to take a major disaster before all of the wineries that are taking advantage of this exemption, are no longer allowed to do so.
