Good afternoon hope everyone is well. The City of Lexington Downtown has two boutique hotels owned by the same company. The hotels have been very successful and the owners are wanting to add rooms but neither hotels ( which are across the street from each other) have any no land for expansion. So their business plan is to purchase existing buildings in the downtown and convert them into hotel rooms. The City of Lexington’s Planner has approved Zoning for their first purchase. The Fire Marshal and I met with their Contractor today to discuss their business/build out plan. The building is a small two story 1902 Lawyer’s office that will only hold three hotel rooms. This is the first time for City’s Building Officials office to be asked to approve an arrangement like this one. There will be no proprietor in the building. They will check into the main hotel a block away and be helped finding there room. Does anyone have a similar hotel operating this way? Section 310.3 Residential Group R-1 exception one allows the building to be classified as a R-3 or R-5. I looking for advice.
